Writing emails and listing descriptions just got a whole lot easier.
Meet ChatGPT, a powerful AI that anyone can talk to in regular, conversational language. You can ask ChatGPT to tell you a joke about llamas, explain quantum physics to a 5th grader, or write a list of tips for first-time homebuyers.
The content creation opportunities are pretty mind-blowing. And in this blog post, we'll do a deep dive into the many types of content you can write at lightning speed with ChatGPT.

The key to using ChatGPT successfully? Prompts.
ChatGPT can do about 80% of your content-writing work—and that's pretty huge! But it still needs a human to give it really great prompts.
Michael Thorne, realtor and ChatGPT expert, has two prompts that he uses every time he needs to generate content using AI.
Prompt #1: Getting ChatGPT To Write In Your Own Voice & Sound More Human
This prompts starts with:
"I want you to write in a tone that is approachable , friendly, and relatable, with a mix of professionalism and playfulness. The tone should be informative, yet lighthearted, to engage the reader and make the information more memorable..."
This prompt also tells ChatGPT to write "with a high degree of perplexity and burstiness." This is a major power prompt that early adopters are using to make their AI-generated content sound more human.

Prompt #2: Ask ChatGPT To Analyze Content You've Written Previously & Create A Style Guide
Michael also developed a prompt asking ChatGPT to analyze the voice, tone, and style of text he had previously written, and to create a voice/tone/style guide that ChatGPT can use to create future content. It's basically a prompt asking ChatGPT to create another prompt!
The prompt begins:
"I’m going to provide you with some text. You will act as a professional Content Marketing Manager. Your goal is to create a style, voice and tone guide for a Content Writer/Copywriter to create written content, such as blog posts, articles, social media posts, email newsletters, and other marketing materials in the same tone of voice and writing style. Do you understand?"

5 Types of Content To Write With ChatGPT
1) Listing Descriptions
When using ChatGPT to write a listing description, you'll need to provide it with some information: the property address, basic info like number of beds/baths, and features you'd like to highlight (granite countertops, new laminate flooring, etc.). You can also tell it to follow Fair Housing Act rules, and set the word count to be compatible with the MLS.
Here's an example of a listing description prompt:
"Write a listing description for [123 Brooke Ln.] in the [Hampton Hills] neighborhood. The home has [4] bedrooms, [2.5] baths, and [a newly remodeled kitchen with granite countertops and stainless steel appliances]. Write this listing as if you are a professional real estate copywriter. The tone should sound [welcoming, warm, and friendly]. The description should be no longer than 1200 characters. This listing should abide by the Fair Housing Act guidelines."
2) Emails
Whether it's an email to a new online lead, a buyer's offer, or an after-the-close nurture email, ChatGPT can assist you in writing these messages (and their subject lines).
You can also take an existing email template—one stored in your CRM, that you send to hundreds of different people—and ask ChatGPT to tweak the wording to appeal to different personalities. For example, you might use the prompt, "Reword this email to sound more playful and witty." When you speak a person's "language," you can move further along the Know/Like/Trust journey.
You can also use ChatGPT to literally speak in another language. Have a client who prefers to speak in Spanish? Just tell ChatGPT to translate your emails to Spanish. ChatGPT is fluent in about 10 languages and knows about 100 total.
3) Blog Posts
You probably know how valuable a blog can be for your real estate website. Frequently updated content is good for your SEO, and helpful information will attract more leads. But you also know that you have more important things to do than sit at your laptop for 4 hours banging out a blog post. What's a realtor to do?
Let ChatGPT write (most of it) for you!
Start by asking ChatGPT to give you long-tail keywords for whichever topic you want to write about. ("Give me long-tail keywords for 'moving to Chicago.'")
When you see a keyword you like, the next step is asking ChatGPT to brainstorm blog post ideas for that keyword. After you choose an idea, ask it to create an outline for that blog post. Once you have the bones of your blog post, you can fill in the rest of the content using your industry expertise. And you can get it all done in less than an hour!
4) Social Media Posts
Not big on writing snappy Facebook posts? That's okay, ChatGPT can handle it! Try out these prompts:
"I am going to give you some information about a property that I just listed. I want you to write 5 Facebook posts that sound playful and warm and exciting."
"Reword this content to be 280 characters or less. It must include the link."
"Invent some new hashtags that could be used for my real estate business, [insert business name]."
"Imagine you are a real estate agent in Chicago. Give me a list of conversation starters to post on Facebook that will engage homeowners who love living in Chicago."
5) SMS Text Messages
Are you one of those people who can never figure out anything creative to write in a "Happy Birthday" text message? ChatGPT to the rescue!
"Write an SMS birthday message for [John] who was born in 1975. Make it funny, but not in a way that makes fun of his age. Also, don't make any reference to getting older. Instead, make it about celebrating the day and doing something fun."
"Write a birthday poem that I can send in a text message to a friend."
"Add some birthday-themed emojis to make this SMS text message look more festive."
So easy, it'll feel like your birthday, too!
